Record high prices obtained: I have obtained record high prices
on multiple properties by accessing my extensive base of buyers,
applying my substantial experience as an owner, broker, and banker,
and by professionally marketing the properties.
" Extensive market knowledge and ownership experience: I'm
not just a broker; I have ownership experience with apartment
properties, enhancing my credibility with buyers and sellers.
I have invested in several apartment properties in East Dallas
since 1991. My focus has been brokering multi-family properties
since 1998.
" My experience financing real estate: In addition to investing
in and brokering apartment properties, I spent 17 years in commercial
banking in Dallas including 11 years with JP Morgan Chase Bank
where I was a Senior Vice President in Commercial Banking. I have
provided over $500 million of commercial loans to businesses and
real estate developers on projects including office buildings,
retail centers, and apartment projects in five states.

and execute the marketing plan set forth below:

1)
Buyer Contacts: I have relationships with and a database of most
of the major real estate owners (and many of the smaller ones)
in the Dallas/Ft. Worth area and will contact the appropriate
ones as well as out-of-state buyers, including many California
buyers who have purchased properties through me.
2) Quality Brochure: I produce an attractive flyer including good
quality color photographs, well-written text, and cogent financial
analysis.
3) Web Sites: Your property will be advertised on the worldwide
web on web sites including LoopNet, reportedly the largest and
most visited site for commercial property listings, on the web
site for the North Texas Commercial Association of Realtors, and
on Realtor.com.
4) Advertising: I will spend substantially on advertising including
mailing quality color flyers to owners and buyers of commercial
properties in the north Texas area, advertising in area newspapers,
and, if necessary, in national publications such as the Wall Street
Journal as well as other cities' newspapers (e.g., San Francisco
Chronicle, Los Angeles Times, and New York Times). I've had repeated
success marketing to California buyers.
5) Multiple Listing Service: While it is not the most appropriate
advertising tool for commercial properties, MLS is nonetheless
used by many buyers and realtors who represent buyers.
6) Marketing Package: I provide prospective buyers with a folder
containing:
a. Quality brochure.
b. Selected sales comparables.
c. Information about the area.
7) National and Area Brokers: I network with national firms such
as Marcus and Millichap, CB Richard Ellis, and Hendricks and Partners.
My contacts also include area brokers (e.g., Cantrell and Perry
Guest) to whom I email and distribute flyers, focusing on those
who are top producers in the area like me. Because I'm an independent
broker, I devote much more of my time to selling your property
than the large national firms who have many more listings.

over the past five years, including the sale of his 48-unit Rivercrest
Manor Apartments in Ft. Worth for a record high price per unit

handled for Dave over the past few years include the recent sale
of his 111 units in East Dallas/Fair Park for a very high price
per unit for its neighborhood (to a California buyer).
" Kevin Huynh (214) 954-0715. After selling Kevin's 30-unit
property in Oak Lawn in 2005, I closed the sale this year of his
